THIS MSBC GRAPHIC SHOWS ALL PROJECT DETAILS, INCLUDING CUTS MADE AND DATES

The chart below was produced by the MSBC. Note that Construction Cost is the number that has changed. The others soft costs are project management, design, permits, etc. These have not changed. Where we are now is the gold rectangle, as we await the 90% estimates and subsequent bids. SD = Schematic Design and DD = Design Development.

Costs Have Been Cut: These are listed as "Changes" in the chart and called "Value Management" (VM) when the dollar amounts are listed. About $4M in cuts have been made, to lower costs and ease taxpayer burden. $1.7M was cut before the Feb 2022 Vote. $1.9M was cut in September and another $384K was cut in October.

 

Description Of Savings: These cuts are permanent (removed by MSBC vote) and are listed on the graphic. Cuts include the removal of bleachers in the gym (there will be no seating), a 5 foot reduction in the height of the gym, a 15% cut to AV in the auditorium, the removal of environmental graphics throughout the building, removal of texturing of external concrete walls (now will be flat/stark), less insulation throughout the building, the elimination of 1 outdoor classroom, the removal of wood-look ceiling tiles (now white industrial tile), removal of greenscreen plantings from the front of the building, etc..

Taxes: According to the Concord Finance Committee, the incremental tax implications of the amount voted on was $73/yr/median household, or $6.08/mo. There are tax abatement programs in-place for fixed income seniors or other residents unable to absorb this tax increase.
